This Westside neighborhood is a gated community in Los Angeles and is known for its expansive houses and well-known residents. Located between Mulholland Drive, Coldwater Canyon Drive, and Beverly Glen Boulevard, this community is divided into North and South Beverly Park. North Beverly Park is the larger section with 64 homes, while South Beverly has only 16 homes. This area is only accessible through two security checkpoints and is notably “paparazzi-proof”. Homes here average 20,000 square feet and cost $24 million.

why we love beverly park

We might not all be able to live here, but we can sure appreciate the beauty of Beverly Park. Plenty of billionaires have taken up residence here, from Mark Wahlberg, Denzel Washington, Eddie Murphy, members or the Saudi royal family, to the creator of the Power Rangers, Haim Saban. Even though Beverly Park is far from your average neighborhood, residents swear by a strong sense of community – there are Halloween celebrations for the kids, dinner parties, movie screenings, and more. In the center of the community is a beautiful, four-acre children’s park. There is no other location where there is such a concentration of homes of this size.

DID YOU KNOW THAT BEVERLY PARK STARTED OUT AS A COUNTRY CLUB AND GOLF COURSE?

The developers Elliot Gottfurcht and Brian Adler worked to make South Beverly Park an “idyllic community of historic-feeling grand estates”. The gates were put in place to separate Beverly Park from neighboring areas like Holmby Hills and Bel-Air. In 1990, North Beverly Parkwas developed from 250-acres of flat land. Developers divided it into 64 lots at two acres each for $3-6 million each. Today, property covenants require that every home in Beverly Park is at least 5,000 square feet, and residents must abide by the 70-page covenant.

Did you know that in 2008, South Beverly Park sued North Beverly Park Homeowners Association? The dispute was over access to the two north gates on Mulholland Drive. While residents were permitted to use the north gates, their guests were not, adding a detour of up to seven miles for visitors. It caused quite a bit of drama, as North Beverly Park HOA demanded payment for road maintenance and security in exchange for the use of the gate, and South Beverly rejected. Eventually, a judge ruled in favor of South Beverly Park to resolve the issue.
